Selling Your Property

If you want to sell your property you need to do it with a realtor that knows the area and can provide you with market information to price your property right.  A Real Estate agent uses the MLS (Multiple Listing Services) to make your property available to a huge network of other realtors, that way your chances of selling are increased.

 

Consider the following in order to sell your property fast:

 

1. Pricing: The key to sell your property fast is to price it right. Get sales comparables. If your property is located in Edgewater, Midtown, Venetian Isles or Miami Beach, you will be able to find in this website, relevant information to use as a reference. However, foreclosures are not usually listed and they might have an important influence in the price. Ask your realtor for an estimate of the price that considers all factors, I can prepare an estimate for you at your convenience. You don’t want to price your property too high because if there are similar properties listed or sold at lower prices, you might need to lower your price within the next weeks and that is not a good image for your property. It will probably stay longer in the market and buyers will tend to think that you are desperate to sell, you might receive lower offers than what you expected. Other thing to consider is that most people are taking advantage of the low rates in the market, so if the property is financed, you would need a price that qualifies for the loan of your buyers.

 

2. Get all the facts of your property: List all the upgrades you have done, however, if the upgrades, like renovations, modernizations or enlargements have been done without permits, sometimes it is difficult to include them in the price estimation, especially if the property is appraised for financing. Cash sales are not a problem, the decision is in the buyer’s hands. Also, have ready information on coming assessments or any repairs needed that affect your property and that you won’t be planning to do before selling. Be aware that, when your buyer does an inspection, he will find out the condition of the property and disclosing everything in advance will help you both, seller and buyer, not to waste time. 

 

3. Staging: It is the act of preparing your residence for sale in the real estate marketplace. The goal of staging is to make your home appealing to the highest number of potential buyers.

a. Prepare your home: Be ready to declutter. If you want to sell you need to leave space. The buyer needs to enter the property and feel that he can move in his belongings. If there is too much stuff, it doesn’t help to appreciate the rooms and the space the buyer needs.

b. Take out or reduce objects in the kitchen countertops, bathrooms, from the walls and refrigerator fronts like notes, pictures and magnets.

c. Patch and paint walls if necessary. Remove or reduce pictures and objects.

d. Clean carpet and draperies if needed.

e. Clean windows.

f. Pack up and store. If you need room to store extra possessions, get a storage unit.

g. Review the perimeter of the house and remove all unused garbage cans, extra building materials, dead leaves and weed.

h. Keep plants from blocking windows and clear patios or decks from small items.

 

4. If possible, use a lockbox: Using a lockbox gives the realtors that bring buyers a lot of flexibility and increases the number of showings of your property. If you are concerned with security, ask the realtor to install an electronic lockbox, to be sure that only a realtor will use it. If you are not using a lockbox, be sure that the realtor you are using lives close to the area so he is available to show the property easily. 

 

5. Once your realtor has listed your property, ask him to provide you with a weekly report of visits and inquiries, and also follow up the pending sales and closings on your area or building.
